South of Beach Pkwy

Next is the portion just North of Units 69 & 72. This area again is bordered on the East side by Chiquita Blvd.  It is further defined by Cape Coral Pkwy to the South, and Beach Pkwy to the North. We will simply refer to this as the area immediately to the South of Beach Pkwy. 

The details here are very much the same as the previous section. (If you came directly to this page and not in the intended sequence of the Buyer’s Guide, go here to review what I’m talking about). This is a very nice area, it has a number of oversized canals and most all of the homes found here are of the later model variety.

Compared to the sections to the immediate South, boating run times are only about 10 minutes longer. And in return, pricing is lower, so it appeals to a wider variety of potential buyers.  Nearly everyone that views this section of town will also consider it as a good area of consideration, as long as they are okay with the lock and bridge(s) and put an emphasis on the quality of the home and area over the exact boating run times.

Who this area is recommended for

This area is recommended for:

Buyers spending in the $400s+ who find the prices to the South just a bit too high but who are willing to have 10 minute longer boating runs to keep the price down. 

For those who place a strong emphasis on the quality of home and neighborhood more so than on boating run times.

Also, for those seeking wider canals than the 80 footers typical throughout much of the rest of the city.  And for buyers who require a very conforming and pretty neighborhood of homes with similar style, age and appeal.

If you after pool homes built since 2000, for those spending roughly $500k+. And for those who are considering 1990s construction, in the $400s.

It’s also a good target for those who wish to rent their property out part of the time as a vacation rental.  Many here are indeed used in that manner.

It is appropriate only for those looking to accommodate a vessel under approximately 28 feet in length, given the bridge clearance of 8’9” and only for those who are okay with being behind the boat lock.
