Listingbook Service:

Listingbook is a powerful Real Estate system tied directly to our Realtor MLS database.  Two separate versions are available: 1) The Greater Fort Myers / Cape Coral system and 2) The Greater Naples system. It allows the public the most comprehensive search abilities of any system designed to date.  For these reasons, it comes highly recommended. I will detail out the positives and the weaknesses of the program below. If you prefer, you can skip these details and go right to the signup portion by clicking here.

Positives:

  • It’s free. It’s not trying to sell you some ‘upgrade your account for complete access’ setup. There is an occasional banner ad at the top though.
  • Accuracy of the info: Most Real Estate websites, such as Realtor.com, Trulia.com, etc contain a lot of dated inaccurate information which is a disservice to the potential buyer. Listingbook however is extremely close to real time. I have done a lot of research on this and the only online sources that I have found that do an A+ job of keeping the data highly updated are my own websites (ex: TopWaterfrontDeals.com) and Listingbook.
  • Depth of the info provided: Listingbook will provide you with almost every bit of information that agents have access to.
  • It allows you greater search parameters. For example you can search for gulf access properties instead of just 'waterfront.'
  • You can search by the usual city or zip code OR search by specific neighborhoods, condominium complex or by any map location instead.
  • You can also view SOLD property data, so you can research recent sales prices.
  • It will notify you of any price drops or new listings matching your criteria
  • It lets you view all the photos and virtual tours of the property (other systems may limit the results)
  • It lets you know how many 'days on market' (DOM) a property has been listed for
  • It displays the property taxes
  • It displays any homeowner association fees, condo fees, etc that you should know about.
  • ALL the active listings in this area are displayed on this system. If it’s on the market, locally you’ll be able to find it on Listingbook.

Negatives:

  • Requires a separate signup (though it’s only a 15 second process)
  • If I’m already e-mailing you as new listings matching your preferences come available and you sign up for listingbook to do that too, it’s a bit redundant.  Very easy to halt one or the other though- simply bring it to my attention and I’ll take care of it.
  • Naples and Fort Myers/Cape Coral are on two different versions of the Listingbook service. So if you are considering both areas, you’d need two separate accounts.  If your a serious buyer though, that just means a little more logging in to view results.
  • There’s a little bit of a learning curve.  Though overall quite easy, spend a little time reviewing how it works.
  • Some features found on the Naples system are superior to that of the Fort Myers/Cape Coral version.  However, my website www.TopWaterfrontDeals.com allows for extremely complex search parameters throughout Fort Myers/Cape Coral, so the combination of Listingbook plus my site give you very powerful search functions.

There's just a few basic details to describe to make it as easy as possible for you, which I'll go over quickly below:

1) HOME FINDER: This is where you will see all the properties available that match your general criteria

I have input criteria based on what you've told me so far. You are able to refine these parameters more by going to "Edit Your Criteria" (#4)

2) AGENT PICKS: From time to time I may post a property you should really know about in this folder.

3) QUICK SEARCH: Your access to the full MLS system, search for short sales, or whatever you wish.

4) EDIT YOUR CRITERIA: Modify the results appearing in your HOME FINDER (#1) folder by modifying the criteria as you see fit. Feel free to change it exactly how you like! This way you will get the best matches possible!

 

Listingbook Naples coverage:

A few search functions in the Naples area cannot be easily displayed on this site, due to software limitations.  This includes displaying exclusively sailboat access properties, foreclosures only, and/or short sales only. However, there is a simply solution: sign up for a free Naples area Listingbook account and you can specify these exact criteria (or whatever else you happen to wish to search for).  Listingbook is a free third party Real Estate service which provides the public with very accurate and up-to-date accurate info.  Full details about the service are noted higher up on this page if you prefer to read about it prior to signing up.

Please note that there is a difference between the Listingbook service in the Greater Fort Myers / Cape Coral area and the one in the Naples area .  Though they look identical, they do not contain the same info (since they are pulling most of their data from separate Realtor MLS systems).  So if you already have a Fort Myers/Cape Coral Listingbook account, and wish to access Naples info, you would want to request the seperate Naples account.
