SW Florida GULF ACCESS Waterfront Listings.
This page is dedicated exclusively to properties which offer boating access to the ocean (gulf-access). It includes foreclosures, short sales, and more. A big benefit of this site versus all others: ONLY available properties are displayed (pending sales and those with contracts are immediately removed from the database. Other sites leave them up to lure in customers). A star indicates the most popular search areas. [Hint: once the results appear you can revise the price range to your liking].

South Cape Coral Gulf Access Waterfront Listings
South Cape Coral is the most popular of the gulf access searches (with good reason). It also has more variation so further breakdown of the waterfront areas is necessary to choose wisely! Because of this, it has it’s own page at the following link:

Greater NW Cape Coral Gulf Access Waterfront Listings
This section includes NW Cape Coral (West of Burnt Store Rd), the very top of the SW (Ceitus Pkwy area), Matlacha Isles and the entire Burnt Store Marina area, which is actually part of Punta Gorda. This entire area offers you a unique boating location, very different that that of Southern Cape Coral. Take the boat North (or directly out from Burnt Store Marina) and you will have quick access to Charlotte Harbor. You can continue to Boca Grande (the acclaimed best Tarpon Fishing location in the World) and visit Cayo Costa which offers you miles of beautiful, secluded beaches on a nearly uninhabited island. Note that a lot of Northwest Cape Coral remains undeveloped, but nearly every home is very new (under 10 years old). Also: Burnt Store Marina gulf access works differently than Cape Coral: it is not waterfront canal homes. Instead it is a master planned community with a marina offering gulf access. Pine Island / Matlacha Gulf Access Waterfront Listings
This section includes the islands of Pine Island (including Saint James City and Bokeelia) and Matlacha (pronounced mat-la-shey). For those not familiar with the area, Pine Island is quite different than your typically highly developed Florida island! In fact, with the exception of the Northern tip (Bokeelia) and Southern tip (St. James City) it’s very rural, and used largely for agricultural purposes including palm tree farms. The towns on the North and South, as well as Matlacha however offer the avid boater really, really premium boating locations at a much more affordable price than on surrounding islands. Matlacha is a quaint slice of old Florida, with a great collection of little seafood restaurants with the fishing boats that brought in the day’s catch likely in back of the property. Note: what qualifies as ‘gulf access’ in listings seems to be a bit more liberal in this section of town so be sure to read the descriptions carefully! Sanibel & Captiva Islands Gulf Access Waterfront Listings
This section Includes Sanibel Island, Captiva Island, and Upper Captiva. For those who have the ability to purchase on Sanibel or Captiva, it is largely regarded as the most desirable address in the area, and is a destination visited by vacationers from across the globe. Much of it has been left in it’s natural setting and you won’t encounter a single traffic light or high rise on Sanibel. Everything is at ‘vacation speed’ out here, and it’s a world apart from the mainland. Visitors will encounter numerous native birds and hundreds of varieties of shells scattered along the beaches. In fact, Sanibel’s beaches are considered amongst the top 10 in the world. Feel free to view the areas gulf access listings below, but do note that given the extreme desirability of the area, to restrict the listings to only gulf access is going to cost a hefty amount for single family homes (even more on Captiva, which contains some of the most valuable homes in the entire country). You may also review non-gulf access here and consider keeping a boat in a nearby marina as a more affordable option too. Those looking for beachfront should view the non-gulf access section instead as well. Also please note that Upper Captiva has no road access and is accessible only via boat (including the ferryboat from Pine Island) or by plane via a small landing strip. Fort Myers Beach Gulf Access Waterfront Listings
This section pertains to the City of Fort Myers Beach. Fort Myers Beach actually consists of a couple islands, but is most often simply associated with Estero Island (though only a local would really know the difference). Estero Island offers 8 miles of soft sand beaches, with a variety of homes and condos options. Homes range from tiny beach bungalows to premium seven figure beachfront residences. Condos range from small hotel conversions to twenty story high-rises. Fort Myers Beach is a more lively town (versus Sanibel) though it is still quite seasonal. In the winter months the population is MUCH greater than during the remainder of the year. Given it’s beachfront location it is highly sought after (and prices reflect it). It is highly developed, with numerous restaurants, bars with live music, fishing piers, public beaches, tourism hotels and shops. The Northern end is the more lively, and contains more of the commercial, the restaurants, etc. The South end is more laid back, with a golf course, an ideally located Marina, and large condo complexes, most in the 5-10 story range (though there are pockets of single family homes too). Owning a gulf access property on Fort Myers Beach will cost you more than, say, Cape Coral, but it is a rare commodity: most are steps to the beach, a short boat run to the open Gulf waters, and all offer unrestricted sailboat access. Because so much value is in the land expect reasonably priced homes to be a bit more modest (not so much newer construction, granite counters, large square footage unless you move into a rather high price point). Fort Myers Beach includes San Carlos Island and a tiny slice of the mainland to the North, so just be sure to map any property of interest to determine exact locations. Boca Grande Gulf Access Waterfront Listings
This section pertains to Gasparilla Island (also referred to as Boca Grande). This barrier island is accessible only from the North (via a toll Bridge) and is a wonderful, laid back location with miles of beautiful beaches and the best Tarpon Fishing in the world (at the Southern tip). Available homes and condos are typically NOT gulf access on the island, so if it’s not a necessity, you may instead wish to review the non-gulf access island and beachfront listings here. However, if you are indeed looking just at gulf access options please proceed with the search options down below! Please note though: because this area largely falls into a different Real Estate database system, the results are limited! I have access to this area’s database, but cannot simply post the results here in the same fashion.
