In closing, here’s some of the questions I am often asked about Cape Coral waterfront property:

  • What are the bridge heights? They vary from about 8 feet to 11.25 feet. Plenty of 26-28 foot boats make it behind these bridges.  Some 30 footers + are getting too big to be accommodated. Call for locations or check the maps available on this site! I can also mail you a good map of Cape Coral which notes each of them.
  • How long are the runs to the river? they can vary greatly. Feel free to ask me regarding any specific properties though.  They range from instant access to well over an hour plus, so location is key!
  • What would be the ideal portion of Cape Coral to target for a possible purchase at this time?  For Sailboat access I’d target unit 64, unit 3, and the Yacht Club.  Keep open to those along the Eastern edge of the city as well.  Though they are a little more up river, they access that open water quick and you may very well get more bang for your buck. And if sailboat access isn’t needed, the very SW corner of the city.
  • I am looking to keep a 45 foot boat behind my home, what areas will accommodate this size vessel?  Only a limited amount of areas will do so and prices get high, so we will have to talk specifics. A rare one can be found in the $400’s.  Typically 1/2 million plus and locations will be just off the river.  Note: water here is fairly shallow and 24-30 foot boats are typically the popular choice, but the back of Fort Myers Beach has commercial vessels exceeding 100 feet in length, so there are suitable locations for pretty much any need.
  • What side of Cape Coral has the newest shopping districts, restaurants, etc? Towards the SW corner. Where Chiquita and Cape Coral Pkwy meet. However the largest number of restaurants is definitely in the SE. And because you make quick time driving across the city, despite its size, everything is pretty accessible no matter which part of town you end up in.
  • If I am planning a trip down to check out properties what should I do? 1) bring or rent a GPS (the canal system makes the roads a maze!) 2) call me in advance at 239-603-6100 to discuss your criteria 3) Plan on driving by the homes and areas once you arrive. 4) After you have become a little familiar with the areas and deem it be be an area you’d wish to consider buying in, we’ll plan getting in a few of the best choices the following day.
  • What basic hotels are conveniently located for my house hunting trip?  Hampton Inn at 619 SE 47th Terrace. Also the Holiday Inn Express at 1538 Cape Coral Pkwy (recent major renovations)
  • What about a more upscale hotel? The Westin Cape Coral Resort at Marina Village.  [ Link ].  This is definitely my recommendation for those who wish to stay in Cape Coral.
  • I want to stay at a nice beachfront place while I’m down, even if it’s a further drive for my search.  Try the Pink Shell Resort (White Sands building) at 275 Estero Blvd or DiamondHead  at 2000 Estero Blvd.  The low priced beachfront choices are The Outrigger at 6200 Estero Blvd or the Wyndham at 6890 Estero Blvd. Prices vary considerably, depending on the time of year.
